We will advertise your home extensively on the Internet and in the REALTOR'S® MLS database. We ensure that all of the required paperwork required to sell your home is complete, we review all offers with you, and we work with you to develop strategies and prepare counter offers if necessary. As a "Premium" customer we work with you every step of the way to help smooth out any problems that may arise in selling your home.
The process starts by gathering information and working directly with you to create and refine your detailed MLS property description listing. In order to help you price your home correctly we provide you with a Comparative Free Market Analysis (CMA) detailing the sales prices of comparable houses in your area which will help you to determine your homes estimated market value. After reviewing this material you can decide on the asking/listing price we will use. We will also provide you with feedback and suggestions that should make your home sell faster.
We take wide angle exterior and interior color pictures of your home and create an informational Flyer/Brochure for your property. We upload this information into the REALTORS® MLS database and to our Savings4uRealty.com website. Additionally, your home and listing information will also be displayed on all of the participating (Broker Reciprocity) Internet web sites. This includes all of the traditional brokerage websites such as C21, REMAX, Coldwell banker, etc. as well as other Internet websites such as REALTOR.com, AZCentral.com, Yahoo Real Estate, and others. This provides maximum exposure to everyone looking on the Internet as well as REALTORS® searching for houses for their buyers. Note: Broker Reciprocity websites are independently owned websites sites that are not “owned or controlled” by Savings4uRealty.com. They choose what information to display which is usually one photo and basic home information along with our Savings4uRealty.com office name. Some of these websites may offer for an additional charge the ability to display additional photos and text.
We will install a Professional Real Estate Yard Sign and at your request install a REALTOR® Lock Box so that REALTORS® can show your home to prospective buyers when you are away. We can also provide with directional lead-in signs, and OPEN HOUSE signs.

FOR SALE BY OWNEROur Flat Fee "For Sale by Owner - Home Sale and MLS listing Package" (available in select locations) is designed to help you sell your "For Sale by Owner" home fast! Note: Selling your home in a Sellers market like we had a few years ago was not that difficult, and most transactions went relatively smoothly. Unfortunately today's market is very different. Selling your home leaves you exposed to many liabilities especially if you are not completely familiar with the many laws, rules, and regulations surrounding a Real Estate transaction. Your home is usually your largest possession and you can loose a lot of money if the deal goes sour or the Buyer decides they want to Sue you for something related to the transaction. As REALTORS® we have been trained to deal with issues that could, if not addressed quickly cause deals to fall through, or with issues that could result in needless lawsuits between Buyers and Sellers. This is why we recommend our traditional "Full Service Premium Value package" [see above] whereby we provide you piece of mind by having our staff of trained REALTOR'S®; complete the paperwork, take care of the details, and fully represent you throughout the transaction. Never the less, if you are willing to assume the risks and understand that our REALTOR'S® cannot represent you when you “Sell your home yourself”, then this is the package for you! By providing you with tools and advertising Savings4uRealty.com makes it possible for you to sell your home yourself. You will be responsible to create a detailed MLS property description listing description which will be placed in the MLS database along with up to up to five additional pictures. Note: Since the For Sale by Owner package is a listing only service we you will be responsible for the details we normally provide with our Premium Service package including: suggesting or deciding a list price or acceptable sales price, conducting Open Houses, negotiating with potential Buyers, representing yourself as the Seller in connection with the sale, including communicating with potential Buyers and/or their real estate Agents (excluding incidental communication such as forwarding Offers to Seller or forwarding Counter Offers to Buyer or Buyer's agents), Negotiating and/or preparing the offer to purchase and/or counter-offers, and the preparation of all other required forms. Note: Savings4uRealty (unlike most other Companies) allows you to find your own buyer and avoid paying the Buyers agent Commissions however, if a REALTOR® brings a qualified Buyer to you with an offer meeting your terms you will be obligated to pay the Buyers agent a 3% Commission at closing. |
